Listing Status Definitions

Listings on the MLS are broken down into different statuses depending on where they are in a transaction. The below definitions can act as a guideline for which status your listings should be in throughout the transaction.

Coming Soon

The listing agent is marketing the property but no showings or showing appointments are allowed while in “Coming Soon” status. See [Coming Soon Guidelines] for information on marketing Coming Soon listings.

Active

The property is listed, available to show, and actively accepting offers. Active properties accrue days on market (DOM).

Active Under Contract

The property is under contract but is still available to show and actively accepting offers. Active Under Contract listings accrue days on market (DOM).

Pending

The seller has accepted an offer, is allowing showings, and is not accepting back-up offers.

Withdrawn

The property is under a listing agreement but is temporarily unavailable for showing. The Withdrawn status if for temporary use on listings that will be placed on the market again.

Closed

The seller and buyer have completed the real estate transaction entirely per the terms of the agreed-upon contract and the transaction has been funded.

Expired

The seller and listing broker have ended the listing agreement on the agreed-upon ending date

Canceled

The seller and broker have mutually terminated the listing agreement
