1. Meet the minimum requirements:

- Citizen of the United States or lawfully admitted alien
- Resident of Texas
- 18 years of age or older
- Meet TREC’s qualifications for honesty, trustworthiness, and integrity

2. Get the required pre-licensing education:

You are required to complete 180 classroom hours of the following qualifying real estate courses: Principles of Real Estate I (30 classroom hours), Principles of Real Estate II (30 classroom hours), Law of Agency (30 classroom hours), Law of Contracts (30 classroom hours), Promulgated Contract Forms (30 classroom hours) & Real Estate Finance (30 classroom hours).

Aceable Agent (Online Education)

3. Submit your application to TREC

To submit your application online, first sign up for TREC's online services (click here), then submit your application fee and application. 

To submit a physical application by mail, download the application form (click here). Be sure to include your applications fees and copies of college transcripts or course completion certificates with your application.

You will also be subjected to a background check. A license will not be issue if the background check has not been passed. Expect a delay if you are notified of an investigation into your background history.


1. Find a sponsor

Before you begin working, you need to be sponsored by an active Texas-licensed broker. You can search for qualified brokers by using the 'Find an Agent' page and setting agent type to 'Broker'.

2. Join your local association (GEPAR)

Joining GEPAR gives you access to the MLS, continuing education, professional development, community service, networking opportunities, events and representation in the local, state, and national levels of government.

To join, download the membership application (click here). Complete the application, then return to the GEPAR membership department in person or via email to [email protected]

3. Get involved! 

Once you become a member,  you are encouraged to take advantage of all the opportunities for learning, mentorship and networking that GEPAR has to offer.
